The place has 5 treadmills only one works. The cable machine has been broken in the gym for over 5 months. The stairs door in the garage is broken, door that gives access to the pool is broken. The water heater and the ac in my apartment has broken more than 5 times each. Having no hot water in This freezing weather. When we moved in our apartment we had a broken oven, broken sink, broken blinds, and our fridge was leaking water.

Beautiful lobby with 3 closed study rooms and a table tennis and pool table. Lovely Jacuzzi and pool for friends along with a grill which many people use. My apmt has been nice and clean, no bugs or complaints. Highly recommend living here compared to some other options!

Renters beware. I moved out in the spring of 2022. The lark fraudulently charged me $1000s of dollars worth of FAKE damages. I had pictures of the entire condition moving out in great condition. They sent me an itemized bill for things, but failed to include ANY pictures. They were trying to defraud money front me. I complained. THEY IMMEDIATELY SENT IT TO COLLECTIONS.I made an agreement with the collector and paid as agreed shortly after moving out. However, this was EVIL to do to a young persons credit. I will forever resent this apartment. DO NOT LIVE HERE THEY WILL SCAM YOU and harm the next 7 years of your life.

Appalled by the hypocrisy in the leasing office right now! One of my biggest concerns and NECESSITIES I looked for in an apartment complex before moving to Gainesville was accessibility to guest parking due to the amount that my family comes to visit due to family and medical reasons. On my tour I was told that “Future Resident” spots are what the Lark uses as their guest spots… Now I don’t know if the girl who gave us the tour forgot to mention this rule applies only around office hours, but I would truly like to know how all of my roommates, friends in the Lark, boyfriend and I have all separately been told that it was more than okay for guests to park there at any time of day. NOW suddenly, $150 at Superior Towing later, and thinking the car was STOLEN (since the garage gates have been open for weeks now, I truly don’t know what’s going on down there)… they claim this has always been the case and that “many” emails have been sent… And as someone who checks my email 10x a day, I can confidently say that the last email sent having anything to do with this parking rule was sent on Tue, Aug 19 at 10:19 AM. Now I don’t know if they purposely sent this email in the height of move in season and the start of the seamster so that the FINE PRINT would not be seen but this is absolutely absurd and an issue that needs to be addressed immediately. It has been 5+ times that I have asked for a overnight guest parking pass into the garage and every single time… I have been told they are out, but suddenly today after paying to get the car back, they pull out 2… which I seem to find very ironic. I suggest for anyone wanting to live here in the future… make sure to read the very FINE print on everything because you never know what they could suddenly enforce next. Also, good luck to any guests trying to find guest parking because it seems that at the Lark Gainesville that is nonexistent.

This place is terrible!! The gym treadmill has been broken for almost 2 years, and management has never fixed it. The water fountain has been broken for a month, so you can no longer get water in the clubhouse. In addition to the cable in the gym that has been “waiting for maintenance” for over a few months. They are likely to respond to this review, stating that they are working to fix it, but it's the same response they have given when asked about the treadmill for almost two years now. This is not a closed community to campus, so when I signed, I thought about using a scooter or an e-bike, but now you can't, in the new housing agreements you cannot harge e-bike/ scooter in you apartment that makes having one impossivel. Be prepared to walk 15-20 minutes to campus every day. Also, it seems that management does anything to you sign and give them money, and after that, make your life more complicated. DON’T SIGN HERE. You will be much better off in another community. I know this because I have friends living in places with similar prices that actually work to improve residents' lives. All that without even mentioning the thin walls, so be prepared to hear everything in your roommate's room and neighborhood. PS: decided to leave this review anonymous because unfortunately I still live here and my lease goes until next year😖
