The rooms and hallways are dusty and smells. Elevators or something else in your room break every month and they never get fixed. Our room had only boiling hot water coming from all the faucets and shower since January. Sent multiple emails, maintenance requests, texts, even talked to the desk downstairs but got no response. Also the "resident assistant" is just chatgpt. Do not recommend.

It’s my first year living at villas and it’s been great. The staff is really nice and helpful, and when there is an issue they try their best to resolve it as quickly as possible. It always smells so good when you enter the building, it’s my favorite thing about Villas.

Huge shoutout to Samantha for making my leasing process smooth and stress-free. She explained everything clearly and was always available when I had a question. Truly appreciated! Samantha gave us a tour recently and was fantastic. Very informative, patient with all our questions, and genuinely cared about helping us make the right decision. I’ve lived in a few places, but the service here is unmatched thanks to Samantha. She helped me get settled, assisted with leasing, and even followed up afterward. She’s a gem!

If I could give this place zero stars, I would. Living here has been one of the worst experiences of my life. The management not only ignores serious issues, but they actively dismiss concerns even when provided with medical documentation from a physician. I was placed in a unit with a middle-aged professor while the rest of us were 19-year-old students. The incompatibility was obvious from day one, but management refused to take responsibility. My roommate has invaded my personal space by entering my pod while I was asleep, turning off my fan and TV, and even unlocking the bathroom door while I was using it. I reported these incidents to the leasing office and was told essentially that nothing could be done — one manager even went so far as to say the only medical note they would accept for a lease break would be a “death certificate.” This is not safe student housing. The leasing office markets themselves as student-oriented, but the reality is that they will rent to anyone, regardless of compatibility, and then leave students to deal with the fallout. The lack of professionalism, care, and accountability here is astounding. If you are a student considering signing a lease here, I urge you to think twice. There are plenty of places in West Campus, but Villas on Rio is absolutely not worth the stress, health risks, or lack of basic safety.
