We’ve had a great experience at The Waters at Bluff Springs Apartments in Austin. Cecilia helped us during our apartment tour and has been amazing ever since. She is always open to helping when needed, very friendly, and professional. She makes the process easy and always takes the time to answer our questions. We really appreciate her support and highly recommend this community.

I can’t say enough great things about Cece! From the very beginning, she was incredibly kind, patient, and genuinely helpful throughout the entire leasing process. She went above and beyond to answer all my questions and made everything feel easy and stress-free. Cece is also the only bilingual person on staff, which made a huge difference and meant a lot to me—she made sure I fully understood every detail and felt completely comfortable. Honestly, she is the main reason I chose this community. Her professionalism, warmth, and dedication truly set her apart. If you’re considering this property, do yourself a favor and ask for Cece—you won’t regret it!

Cecilia is absolutely great. She’s kind, professional, and genuinely cares about what she does. Everything she works on is done with attention to detail and a positive attitude, which makes the whole experience smooth and enjoyable. I lived here from 2020 until 2025. We went through quite a few team members and managers and it may not have always been perfect, but the team was always responsive, friendly and helpful. My issues were always resolved quickly and I felt safe taking walks around the property late at night. There were occasional issues with homeless from a nearby camp that was cleared, but I always saw it addressed pretty quickly. My packages were never stolen a single time the entire time I lived there. I do not have a vehicle and did not have a garage, so I cannot comment on that, but again, I always felt safe. They have fantastic programs for families with children to reward good grades and the community is a quiet and forested escape from the city. We only moved from our third floor apartment, because return to office made the commute too difficult. I would definitely live here again.

This is a terrible community to move into. The manager told me I could break my lease because of how unsafe this complex is. Then he was fired a week before my planned moving date, and upper management refused to honor what Kevin the MANAGER agreed to with me. They told me if I don’t want to be charged 3000 for not breaking my lease, then don’t move. Shanta, the assistant manager is extremely unprofessional and doesn’t want to deal with residents at all. Every phone call I’ve had with her ends with her hanging up on me. Cici likes to be nice, but she’s a snake in the grass. Don’t trust anyone that works in that office. The reason I wanted to move out is because homeless people live in a garage under my unit. The complex is aware of the situation, and refused to do anything about it. They said it’s the city’s job to come move them out. They have lived in the garage for several months. I had to carry a baseball bat with me when I walked my dogs. I had to call 911 atleast once a month for confrontations with the homeless people, the crack heads on the second floor, and a prostitution ring that was taking place across the hall from me. This complex is considered “affordable living” which allows them to bring in residents who have case workers. They get to pay about $300 a month to live there, versus the 1500 I was paying. So your living around a ton of sketchy people. Stay away from this place. They constantly ask people to leave a 5 star review, even to non residents, in an attempt to cover up how terrible of a place it is. It’s a total dump, stay away.
