Canopy at South Lakes

I toured Canopy at Southlakes recently and had a really good experience. Jasmine was friendly, helpful, and easy to talk to. She answered my questions and made the visit comfortable. The community looks great, and I appreciated how smooth everything felt. Overall, a positive experience.

RUN AWAY AS FAST AS YOU CAN! The Most disgusting living conditions I’ve ever seen! The place is absolutely infested with cockroaches and the management does nothing about it. If you file a complaint they say they’ll handle it but put your pest appointment out by months. Pool remains dark green for most of the summer unless they are having a leasing event! The office management is combative and if you make complaints will kick you out of the office. You can also plan on having your car towed monthly, even if you pay for your parking spot. My car lacked a sticker because management had run out of ink on their printer for the stickers so my car was towed. No matter how pristine the condition of your apartment you WILL NOT receive your deposit back and they will break Texas law by not even providing you with the list of repairs they are applying to the deposit that they are required to provide to keep your deposit. They will take your address and act as though they are going to send it and they never will.

I’ve lived here for years and they keep increasing the rent by the hundreds annually, without any improvements to compensate for the charges. There are bigger and newer apartments in the area for cheaper. The only good provided here are the manager and the maintenance team. The manager is a lovely person and responsible, unlike the previous management from earlier in the year and the maintenance team are friendly and hardworking but I believe the owners of the place are more focused on profit than providing value.

I lived in Building 7 at Canopy at South Lakes, and my overall experience was excellent. The community is well maintained, quiet, and a comfortable place to live. What really stood out, though, was the new management team—especially Jasmine. She has been incredibly patient, professional, and always attentive to residents’ needs. Anytime I had an issue, she handled it quickly and with genuine care. Thanks to her and the new management, my time here was smooth and stress-free. I truly felt supported as a resident and had a wonderful living experience.

We stayed in Apartment 226 at Canopy at South Lakes, and our experience has been amazing from start to finish! The community is peaceful, pet-friendly, and very well-maintained. The maintenance team is quick and reliable whenever any issues come up, and the overall environment is clean and welcoming. A special thank you to Jasmine, the property manager, who has been incredibly kind, helpful, and responsive throughout our stay. She truly made the entire experience seamless — from move-in to move-out. We’re genuinely sad to leave this place due to work relocation. It’s been a wonderful home, and we’ll definitely miss the friendly community, excellent staff, and the comfort it offered. Highly recommend Canopy at South Lakes to anyone looking for a great place to live!
