If I could give zero stars, I would. Living here has been a nightmare. For over eight months, I’ve dealt with water leaks from my walls, water dripping from the ceiling, a non-functional AC, a dead kitchen power socket, a broken exhaust, and only two working coils on a four-coil stove. Despite raising multiple work orders, maintenance either shows up months later, gives a half-hearted assessment, and then never returns—or they don’t show up at all. The leasing office is almost always empty, phones are never answered, and tenants are expected to just suffer in silence. I’ve paid full rent every month despite living in conditions that any reasonable person would call grossly uninhabitable. The only thing this management is consistent at is ignoring residents. I’ve lived in multiple places across Texas, and this is hands down the worst. Every month, a new issue shows up like a software update. Move in here if you want to end up writing a review like I’m doing now. If you’re considering moving here—don’t. Save your money, your time, and your sanity. You deserve better than an apartment that treats serious issues like a joke and its residents like they don’t matter.

To make a long, agonizing story short I would not recommend living here to ANY new potential renters. Although I live here currently and can come up with a dictionary's worth of problems I have with the place (bugs, ignoring blatant maintenance issues, poor management, etc.), this one stands out because it's made living here nearly unbearable. Anyone who lives in Texas could tell you how quickly it gets hot, especially in the beginning of spring. For my complex specifically, they have refused to turn on the chiller system despite rising temperatures and near constant complaints from their other residents. I should mention, the floors are concrete, which of itself isn't a problem but it does make it feel like you're living in an oven. I suspect that this is an attempt at saving money on behalf of the company, considering the dishwasher in my apartment no longer works and is definitely from the late 80's. Regarding the other complaints they've received, they also sent out a message that they would let us know when they'd turn the system back on and to stop putting in maintenance requests regarding the AC. Well, its been two weeks now and they still haven't sent out so much as a follow up email. I cannot stress how unbearably hot in here it is, I feel like a baby in a hot car. I have certain health issues that make me more susceptible to heatstroke and other similar conditions. If this keeps up I genuinely won't know what to do, it's already in the 80's. I've complained about this to management and haven't received any indication that they plan on fixing this anytime soon. If you plan on renting with this company- do not expect to be accommodated.

Run, do not walk, RUN away from this place. Long read, but you should know what you’re getting into. From the moment we started the application in June, there was lack of communication. The only way to get a response is to go in person (hope you don’t live far away, they don’t answer the phone). After many trips to the office, we responded to a solicitation email from the complex and the manager (Amber Girouard) FINALLY responded. No worries, once informed, she shared that she is not the type of manager who sits at a desk. She likes to know the residents and what is going on out on the properties… promising the lack of communication isn’t the norm… Day 1, marked on move-in inventory: Bathroom faucet handle is broken. Bathroom ceiling has a large spot of black mold and a hole (indicating a water leak in the ceiling…). Key doesn’t work to the door. No key to mailbox. 11 emails to Amber (the one who likes to get out and get to know the residents)… 8 email responses from Amber between August 6 - October 17 , 1 email and response to Amber’s supervisor (Chance Gourd)… all “I’ll look into this” Deflecting blame to the poor college students who are not responsible for the problems, “Thank you for bringing this to our attention, I will look into this”, “My apologies as we work to get this taken care of”, “In the process of training a new team” (cause it’s totally their fault management doesn’t show up)… 2 maintenance requests cleared out with no appearance. My daughter went to the office, in person, every week and was finally able to meet the maintenance man, who came September 16th and fixed the bath faucet and “patched”/covered up the mold and hole…. BUUUTTT… surprise!!! The same night, water is visibly falling from the ceiling and the “patch” is now disintegrated. Photos and video were sent same night to manager… Fast forward to October 17…. Still no results… or further appearance from management or maintenance… Email sent to tenants on October 16 indicates 300 😳 work requests cancelled because they were duplicates… well if you address it, no duplicates… and shockingly they weren’t addressed, setting a pattern. And tenants are being charged for “unnecessary work”… Another email stated tenants would not have heat/cold as needed, “The switch from cold to hot, or hot to cold, can take days. This means if we switch the system to heat today to allow you to use your heater in the morning you will not have a/c when it warms up. That being said, we usually wait to switch the system until we know we there will be consistently lower temps…. Once we make the switch the entire property is switched until the temps begin to rise mid March.” Also, since August move in, my daughter made 3 police calls for upstairs neighbor: Aggravated assault, gunshots, and domestic disturbance. You cannot imagine how terrifying it is to get a call saying “mom, there’s gunshots upstairs and I’m too scared to run out”. In retaliation of her calling the police, said neighbor dumps cat litter, cigar butts, and broken glass bottles in front of my daughter’s door, which I know isn’t the apartment’s fault, but they aren’t addressing it. You get what you pay for, but don’t settle for this. They are cheaper for a reason. Genesis Property Management, AKA DF#2 Investors Borrower LLC.

DO NOT RENT HERE!! Cannot stress enough how much to avoid this place. Awful management, awful maintenance, awful place in general. Even trying to apply I had to drive an hour to the leasing office MULTIPLE TIMES because no one would answer emails or answer the phone when I had questions about my application or it was put on hold. This trend of no one answering emails or phone calls continues. If you submit a maintenance request it’s likely to be deleted by the 4 whole maintenance staff members because they have over 300 pending maintenance requests… When I first moved in I sent in a request about mold and a hole in my shower ceiling, after sending in a maintenance request and going to the leasing office in person multiple times I finally had someone come only to LOOK at it. They did not return until I went to the leasing office AGAIN and managed by some miracle to be there at the same time as the maintenance manager. Instead of dealing with the mold, he simply patched it up. My ceiling continued to leak and mold continued to grow. Even emailing the apartment manager didn’t do anything as they started to ignore me. Everything in this apartment is bound to break- the dishwasher is old making the dishes dirtier instead of cleaning them, there’s cracks and paint chips around the kitchen lights, the blinds to my living room are broken, there’s painted over outlets/light switches, there’s no light in the living room, no fire extinguishers or sprinklers, the walls are incredibly thin (you can hear EVERYTHING), and you have to throw yourself against the door to get your lock to properly unlock. The mailboxes are frequently broken and sometimes they just leave your mail on top. That’s if you’re even lucky enough to get a mailbox and a working key. Another thing I tried to contact the leasing office about and was completely ignored. They frequently blame their issues on their constantly changing staff while managing their 12 properties, but their managers claim to be not be in the loop when emailed.

I’d really recommend not living here. The apartments have a lot of problems, I am constantly needing something repaired. On top of that, I have never dealt with a bigger pest problem in my life than here. It’s very dated, you can tell they haven’t made updates or repairs in what seems like decades, and on top of that their apartment floors are horribly disgusting. I’ve been scrubbing mine since I moved in and you can tell it’s probably never been really cleaned after anyone moved out, the color difference between the tile I’ve had scrubbed vs. the rest of the dirty floor is night and day. On top of that, I now have water leaking from my shower through my wall into my bedroom/closet, and my clothing is now soaked in dirty mold water (and the apartments here don’t have washing machines). If water is leaking into the wall, I could only imagine what else is growing in there. While they did offer to help, I still am a busy college student and it is very hard for me to drop my plans during finals week for them to come repair my apartment. Personally I think it’s very immature to offer apartments to people in the first place that have these sort of safety issues. I would highly recommend just paying a little extra to live in a clean safe environment. The people in the front office are very helpful and nice, but they’re young students too and it’s not their fault that problems like this happen.
