There are lots of cockroaches, it smells like marijuana, and there are always police around.

Previous apartment had mold build up. When the flooring began to lift i found that there was just piece of top of piece. Think that painting over huge cracks fixes the problem.

The management is really on top of things

Went out to tour these apartments for a family member. The unit was clean, updated and well maintained. Had the pleasure of talking to Margarit she was very knowledgeable , pleasant and answered all questions we had. You can tell she really takes pride in her job and maintaining the property . I feel good knowing my daughter is moving to good /safe property .

I been here almost two years. The first year was okay. In May I started hearing this grinding noise from all the loud units I complained from May until I got tired. They did FINALLY work on the until in July. They changed the a/c unit for the apartment I am renting and the noise is still going. 24/7 all I hear is the grinding noise all day and night due to the noise I do not sleep much. I was told that they were not going to change every loud unit if they are working. I am not complaining about every unit just the one unit that is causing the 24/7 grinding noise in the apartment I am renting. You can’t get no one to assist you and the only advice you get is wear ear plugs or this is a civil matter. All of this can be avoided if you had someone that cared about their tenants living situation. I seen another review and that tenant was on point about the maintenance and the manager.

My family and I lived here for 3 years. We’ve been through 3 managers and can honestly say that they were all horrible except for the current manager Kashmir. We moved from Iowa so we weren’t able to visit in person and had to rely on Zoom and video calls. The manager at the time would only Zoom with us in certain areas during certain times of the day. That should have been our first red flag. When we got there, the apartment was dark like a cave, reeked of cigarette smoke and was infested with cockroaches. Several cabinets were also broken and the stove was broken. Management lied and said they did a “walk through” and a “deep cleaning”. As I was 20 weeks pregnant at the time, we told management that we couldn’t live in such a filthy apartment and we demanded to see a different one. They took us to their “show” apartment and it wasn’t much better, but we had invested all our time and energy into this place so we signed the lease. If you have children, do not live here. There is absolutely no sunlight and it is dark all the time. You need every light turned on in the place to have any light. You also can’t open the windows because the locks on the windows don’t work. The outlets had also been painted over so much that they no longer worked. The apartment is perpetually dirty, no matter how much you clean. The paint constantly chips, so if you have young children you need to look out for that. In our experience, we also had no hot water for the ENTIRE 3 years we lived there. We wrote about 50 or 60 maintenance requests over the years to have them fix it, but maintenance just ripped out our bathroom wall each time and still couldn’t figure out the problem. It was only fixed when the current manager Kashmir had a professional plumber come in and take care of the issue. Even then, it took way longer than it should have. This apartment is cheap, but you truly get what you pay for. Don’t be fooled by the pictures of the bathrooms or kitchens. They take the pictures at angles that are flattering and make the space look larger than it is. There kitchen is especially small and it feels like you are locked away. The pool is small and very dirty and closed a majority of the time. There is also a large homeless population that camps around the area and they sometimes use the laundry facilities or sleep in the laundry room and pool area. Sometimes they bath in the pool as well. If you live on the first floor you will also need to be extra vigilant and lock your dead bolts. In the 3 years we lived here, we had several situations with homeless men trying our doors. There is also a bad squatter situation as well on the first floor. The hot water is also very unreliable because there is one hot water heater for each building, so you will either get luke warm water, or ice cold water depending on the time of day it is. There have also been multiple gunshots at night along with frequent visits from cops. All in all, this place was truly a horrible place to live. We lived in constant anxiety, frustration and anger. We were incredibly happy the day we left. I understand the process is tempting, but quality of life is more important and you won’t have good quality of life living here. That being said, maybe it is better now that management is better, but this has just been mine and my family’s personal experience.

If I could give this place 0 stars I would. Don't live here. We've been here for a almost a year. The management is unresponsive to any and all complaints of noise. It's 12:35 AM at the time I'm writing this and there's a loud party outside our window right now. They will go until 3 or 4 AM. I've complained many times and have had zero response from the manager, Kashmir. I've called Denton PD as well, but understandably they have more important things to do. No rules are enforced here. We get text messages for the community about rule violations that have occurred, but there are no consequences for the perpetrators. The maintenance man here, Wolfgang, literally cannot speak English, using Google translate any time he has to work on anything in our apartment. The quality of maintenance is poor, their guys seeming to know little or nothing about fixing things. I work in a repair field myself and the guys here wouldn't last a day in real job that demands skilled professionals. My point being that they are not professionals, from the management to the maintenance. You are much better off paying a little more for a place that actually cares about tenants' well being. The other tenants are allowed to trash our area and blast their music at all hours. I'm almost certain they are violating the maximum occupancy for their apartments at well. There are two apartments above us with about 6 or seven cars. Long story short, DO NOT LIVE HERE AND TELL ALL YOUR FRIENDS NOT TO LIVE HERE

The Kingswood Apartment Manager and Staff are such wonderful 😊👍 individuals. They are very prompt and professional in all their deals with their Tenants. We just moved in on my 💔 Birthday 🎂 January 1st 🎉. Signed Our Lease Agreement on New Year's 🎊 Eve. The process was swift and smooth. The Kingswood Apartment Manager has such a wonderful spirit and personality. We had some work order request for our Unit and the Office Secretary put in our Work Order request they came to fix everything within two hours and had everything fixed in a timely manner. The Maintenance Staff are also wonderful and very professional. I would have to say this is my Family's best experience. You should check ✔️✅ out The Kingswood Apartments in Denton Texas. Nostalgia! I grew up there from 3 years old to 10 years old from 1997-2005! Haha I wish they were remodeled and looked as nice as they do now! They look greatly remodeled. Denton is just so expensive unfortunately!

Everything is very nice, it's a very pleasant place.

They dont take care of maintenance or extermination in a timely manner. They tow cars in valid parking. The plus side is the apartment is decent and the price is cheaper that what you would find anywhere else in the area.

Definitely 0 stars. I came from another city and was forced to rent these apartments, but honestly, they're terrible. Lots of cockroaches, they don't fix anything, they don't change anything, they just paint them to trick you. The showers don't work well, they smell very damp, and the floors keep coming up because they have old flooring underneath. I don't recommend them. Don't be fooled like everyone else who's fallen for it.

I've been incredibly happy living in this apartment complex. The management's excellent service makes me happy every single day, and I wouldn't trade it for anything. After searching for a comfortable and clean place, this was the best in Kingswood Apartments.

Just moved in October1rst will give updates later when my lease is up after a year. Is been two years after and my memories from this place are terrible. I seriously now live with anxiety attacks and ptsd. There were ghetto so ghetto to the point where drug exchanges was a daily thing and the fact they know this makes me sick. Saw a women got beaten by her husband outside almost daily. The bugs were huge and everywhere no matter how well you clean the place. Maintenance Berber responded to an order placement. And I never got my deposit back.

The maintenance guy Frank is amazing. He has been such a big help here since he started. Before he started nothing got done now he’s doing everything. Until frank started fixing stuff nothing was getting done. So go Frank!!!!! The lady when you first walk in the office could use some manners tho.

Laundry room air conditioning and washers+dryers have been broken for over 6 months. Management gives lame excuses for why they won't fix it. But you know what they did do? RAISE the prices for the few that work.

I have enjoyed my stay at Kingswood apartments and for years they have been more affordable than the others, my manager is incredible and helped me through some rough times and i really appreciate her. My son loves it here and dont want to go anywhere else kingswood is A++++++ And i plan on being here awhile longer ! -HARVEY

I am a new resistant and I love the apartment it is nice and cozy for my family. All my appliances were new and apartments freshly painted. Air ducts were nice and clean. The apartment manager is amazing and hands on anything I’ve needed she has accommodated. The Maintance man is really nice he came and helped me with my apartment to make it perfect for my little girl. I have read a lot of the review and would like to set some things straight. The bugs they are taken care of by a pest company. If you see anything all you have to do is let the office know and they send someone out. Ac works great nice and cold. I am very happy with the apartment and the staff.

Whatever you don't rent here u pay 15 monthly for pest Noone has ever came in 2 years roaches are ridiculous. Bathroom flooded in June ceiling caving in refuse to repair 7months later still not repaired

It's a good place to live however the apartment owner needs to reward those residents who renew their leases with lower rates instead of always raising rates.

Run away!!! When I moved to Denton, I had a difficult time finding a place in the time I needed so I was forced to sign a lease here. I have now lived at Kingswood for almost 2 years and will not be renewing my lease again. Don't let the renovations, kind of new appliances, fresh parking lot paint, and fake friendly office staff persuade you into staying. Even with monthly pest control the roaches and rodents never go away. If you can actually get maintenance to do anything, it'll be a very long wait. The manager Nellie and her office staff are very rude and only pretend to care when you are trying to lease. Then once I moved in everything changed. If you actually get to tour your apartment you'll notice there is no natural light and you can literally hear everything from outside on the inside of your apartment, not to mention if someone is smoking anywhere in your building it will fill up into your apartment. There was a busted pipe a few months ago and the emergency operator couldn't reach maintenance or management for 24hrs. My A/C went out and it took months to fix. One of the dozens of maintenance men I've seen come and go over two years tried to put a kitchen sink in my bathroom. The pool is usually green a few days and then blue and when it finally opened this year after being closed almost all of last year, everyone's skin and eye's were burning after a few minutes. There is a lot of police and drug activity during the day and night. There are also many loud kids, but these are not nice kids, they are very disrespectful, always fighting and screaming and cussing. I can hear all of them over my television inside my apartment. I thought with the new property management taking over in January that things would get better, but they have just increasingly gotten worse. For 1200 a month you can live in a way nicer place. Don't be fooled though, it's only landscaping with a cheap renovation that you're seeing. It's still roach infested trash with a new paint job and black or stainless steel appliances in the end. Run!!

So I call them and I ask if there's anything available that I could move into within the week (this is important) . They said yes and scheduled me at 1:00 for a tour only to make me wait 45mins then have me reschedule to 2:30. So 2:30 comes around and I finally meet the lady I spoke to who's supposed to give me a tour. Before she gives me the tour she asked me again how soon am I looking to move my answer was the same as before, within a week. It was only until towards the end of the tour did she finally reveal that the only availability they have wouldn't be till a couple months later. I had to drive an hour and wait even longer just to be told that. After I already asked over the phone and in person when she first asked me. Complete waste of my time and gas. That's not to say the apartment is bad because I actually really liked it and I'm upset it wasn't available

I was visiting a friend who's been living there 10 yrs. Over the years the apts have gone from great to not so great! The apts themselves may be ok. But most of the tenants are not very friendly AT ALL!!!

Stepped foot into a unit I was touring and was told the overwhelming cigarette smell was coming through the vents from the neighbors but if I “sprayed some Lysol it would help”. Then proceeded to hand me an application. No thank you!!!!!!

0 stars aren’t an option unfortunately but definitely deserve 0 stars. Would NOT recommend. Everything was great until new management took over and I decided to not renew my lease again. On top of the awful odor of something that apparently died in the vents seeping into the apartment (that I had to repeatedly complain about for weeks before anything was done), they then tried to claim over a YEAR after I moved out that I did not pay my final month’s rent.. So I now have a judgment on my credit report (that I’m currently disputing because I literally have a signed and dated receipt of payment from them) that now pops up any time I try to apply to live anywhere else making anyone else less likely to want to rent to me. So yeah, thanks Kingswood!
