UPDATE from my daughter Nesly Alvarez’s review posted last week: I am extremely disappointed with the way Invitation Homes has handled this situation. We have submitted numerous disputes regarding the move-out charges and have sent multiple emails providing detailed explanations, supporting documentation, and references to work orders that existed throughout the tenancy. Despite this, we have only received a single response acknowledging three disputed charges, while there are well over ten separate disputes that remain completely unaddressed. What is particularly frustrating is that many of the charges being disputed involve conditions and maintenance issues that existed prior to the tenancy or were reported during the tenancy through work orders and maintenance requests. Invitation Homes was made aware of these issues while the property was occupied. The fact that they chose not to properly repair or replace certain items during that time does not make former tenants financially responsible for those conditions after move-out. At a minimum, we expected a professional acknowledgment that all disputes had been received and were under review. Instead, we have been met with limited communication, unanswered emails, long hold times, and a lack of transparency regarding how these charges were determined. It is difficult to understand how a company can demand thousands of dollars from former tenants while failing to fully address the concerns and evidence being presented. We are still waiting for a response regarding the majority of our disputes and expect Invitation Homes to conduct a fair and thorough review of all documented maintenance history, work orders, photographs, and correspondence before attempting to hold tenants responsible for conditions they knew about long before move-out.

Find anyone but this company to rent from. I have about had it. It took them 2 weeks to fix my ac, in the mean time, they put ac units in my windows as a quick fix. The DAY AFTER they fixed it, i received an HOA violation for something THEY APPROVED. Their HOA is a joke within itself.

Very disappointed with Invitation Homes. Since June 3, we’ve been locked out of our online payment account and unable to pay rent. We’ve called multiple times, spoken to several representatives, and were repeatedly told to keep checking back with no resolution. We even went to the Houston office in person and were told we’d receive a callback, but no one ever contacted us. Despite our daily attempts to resolve the issue and make our payment, we have now received an eviction notice. It’s unacceptable to threaten eviction when the inability to pay was caused by their system and no one was willing or able to help.

Very disappointed, 5:21 PM, called maintenance, pressed 1 for English, got an Indian lady that could barely speak English!! Told her it was an Emergency, that the water would not turn off!! The bathtub is filling up & about to run over, no rush what so ever!! No call back, no updates!! No big deal!!!

Moved in April 15th and have had nothing but good experience so far. Today was my month follow up with the maintenance team to ensure my appliances and all other technology in my house was working and I worked with Andy White, I had the best experience with Andy. He was super friendly and knowledgeable, Andy gave me tips and tricks around my home and ensured I was having a great experience so far.

If you are in the Houston area, DO NOT rent from this company. The homes are poorly maintained, and I have been submitting maintenance requests since the day I moved in. Issues have included lifting floors that created a tripping hazard and took weeks to repair, low water pressure, a non-functioning shower, and ongoing AC problems. Maintenance requests either go unanswered or are marked complete without the issue actually being resolved. I have submitted multiple work orders for the AC unit and am now on Day 6 without air conditioning in Houston's summer heat. No one responds to emails or calls, and when I finally reach someone, they cannot provide any information on when repairs will be completed. To make matters worse, on May 31, 2026, the temperature inside the home reached 90 degrees. Living in those conditions without any meaningful response or urgency from management is unacceptable. Leaving residents without AC in Houston's heat is completely unacceptable. The lack of communication, urgency, and follow-through is extremely disappointing. I would not recommend this company to anyone.

I just started my lease last week. The only thing I liked that the approval was quick. Also, the leasing agents were nice but they did take awhile to respond at times. Also, I felt like one of them made a smart comment when I asked about the smells from the house but maybe I was just overthinking about that. I just hate that they rush you to pay the deposit and move in fees if not they put the house back on the market after you already paid for the application fees. I don't like that they have all these required fees added to rent like the internet and cable and to pay someone else "conservice" to set up your trash and water and also a Ring door bell which I already had. Which I'm worried about because everything is already so expensive. After all that, they set up an appointment where you have to attend this move-in orientation (which I think is a scam) as well because they literally set it up 2 business days before your move-in date. The guy that helped us was really nice and explained everything very well. I didn't like that we couldn't put everything wrong with the home in the move-in conditions form instead he told me to take a lot of pictures and videos and to timestamp it if they try to charge me when I move out. Or I could also just put in maintenance orders to get it fixed which those things shouldn't be an issue to begin with since their homes are supposed to be "high quality and updated." This home is far from high quality and updated it's pretty much low quality and outdated. So now all these "defects and blemishes" are not on the form so they could probably try and charge me for every little defect. (I feel like the maintenance guy was just doing what he was told from the company) I honestly feel like they hired the cheapest contractors to paint the home and resurface the sinks in the home by the quality with how everything looked. You could see paint drips and paint on certain things like the towel ring like they didn't do anything with care. You could also see a video and photo of the kitchen and the master bedroom sink where it was poorly resurfaced. Obviously the housekeeping company they hired as well did a poor job cleaning the home. They put paperwork there where it shows they supposedly cleaned the home in April but it was still dirty everywhere from what you see from the photos. There was still popcorn kernels from the tenants before. But I did take pictures/videos and supposedly they were supposed to have someone come to the home before we moved in and at least clean it but the baseboards were all dirty, dead bugs everywhere, and just dirt and dusty all around the home. I feel like it's a safety issue with my newborn baby in a home with unsanitary conditions. Also, the closet at the front entrance was also never taken care of before we moved in... it has old carpet in there that is just disgusting and torn up..it smells awful like the previous tenants had either a dog or cat living in there. So every time you open that closet door the smell makes you sick to your stomach. The man at the move in orientation even noticed it and put it in the move in conditions form and said someone would take care of it before we moved in but when we went to drop off some things at the house this weekend we noticed it was in the same condition. I just feel like all of this is a SAFETY issue. I feel so upset and highly disappointed because this is my first time renting a home and I really wanted a home that is safe and clean for my baby. It sucks because I haven't officially moved in the home completely yet since my lease is up at my apartments in July. I needed a home closer to my job... so I was kind of in a bind at the moment so I had to make a decision quickly. I feel like I'm already regretting my decision renting from Invitation Homes. I signed a 2 year lease so now I'm stuck.... Hopefully they don't suck my pockets dry... I saw many reviews about them getting sued for all the hidden fees and keeping people's deposits... Hopefully this is not the case for me... I just hope to God it's a different outcome.

Andy White with ProCare (Invitation Homes) was honestly amazing. He went above and beyond from start to finish. Between kids running around and dogs barking the whole time, it was a little chaotic, but he was super patient, understanding, and professional through all of it. He took the time to explain everything clearly, made sure nothing was overlooked, and didn’t rush the process at all. You can tell he actually cares about doing the job right and making sure everything is good for the family living in the home. Since the first day we moved in (December 29, 2026) we noticed there was a gas smell coming from the stove whenever we used it. Unknowingly, being accustomed to electric stoves, we assumed the smell was "normal" for a brand new gas stove. After some time, the smell seemed to get stronger and perfumed throughout the entire house including the upstairs. On January 21, we turned the oven on to preheat and the smell was unbearable. We did some research and realized how unsafe these conditions actually were and immediately evacuated our family from the home and called the gas company and fire department. We also put in a ticket via Invitations Homes Maintenance App. The gas company and fire department both confirmed there was indeed a gas leak coming from the stove and that we should inform the rental company to address it immediately. They spent a few hours airing the entire house from top to bottom and left a warning notice (pictured in review) that the stove was unsafe for use. Although this should have been an emergency repair, Invitation Homes did not have a tech out until days later. After sending out multiple techs from various companies who told us they "didn't detect any gas", we had to continuously send out multiple maintenance requests, phone calls and emails in regards to the stove still not in safe working condition. Eventually, we were told someone would be out to fix the "gas regulator" and even then it took weeks before someone came to repair. At this point we could've filed a "repair and remedy" case because they did not fix the stove within a "reasonable" amount of time, but did not have the finances to do so. We faced significant financial and personal inconveniences: -work hours missed for multiple repair appointments -money spent having to eat out of the home for a family of 4 -money spent to purchase countertop appliances -health risks posed to family members inhaling gas fumes We are a homeschool family so most if not all of our meals are made at home. Someone finally came to replace the regulator and still the oven reeked of a rotten egg smell every time we turned it on. We refused to put our family in danger and continued to call and email until they opted to replace the stove. March 6th (44 days later), we finally received our new stove and have not had issues with the new stove. I also wanted to mention that multiple families in this community are dealing with the same stove/gas leak issues for weeks and have received similar treatment. The fire trucks are called to the neighborhood on a weekly basis no exaggeration. We requested compensation and was told after the stove was repaired that we would receive compensation. Due to this situation we were late on the rent and they charged us a $100 late fee. We paid the rent and the late fee. They compensated us $126 for 44 days without a stove even though Texas Law states for "failure to remedy" an essential appliance in reasonable time, that a tenant can recover one month's rent PLUS $500. We're still battling financial hardship because of this and the company's response to us was to put in a claim with our insurance and that if we don't pay all the rent they will file for eviction. We are not withholding rent, we simply just need some assistance, compassion and time to get back on track.

I want to say how impressed I am with the seamless work of Invitation Homes. I have never seen such an efficient and professionally handled leasing process. Whoever created your workflows and SOPs needs to be celebrated. I'm about to renew, and the Pamela in their leasing office has been very professional and accomodating. After the presented renewal terms were not what we had in mind, we were able to find a middle ground. I look forward continuing as a happy customer.

Good luck ever getting ahold of someone from the local office AFTER you live in their homes. We have had issues with billing and paying our rent through their portal and have called the 713 number everyday for 4 days. All they do is send you to the 800 call line where they can’t help you do anything other thing put a message in for your property manager to call you back. It shouldn’t take a week to get a call to pay your rent.

Since moving to the Houston area about six months ago, we have had a few issues with maintenance, so it really stood out when someone took the time to provide genuine customer service. Gilbert was cordial, empathetic, and professional. He even reviewed the file, asked about previous issues, and made sure there was nothing else she needed. That kind of service is rare these days. I'm honestly over this......The gas,water and electricity was suppose to be on and all i had to do was get the gas and and electricity in my name. Well tell me why the gas is off im withought gas/heat for a little over a week...i have to pay all the fees to get it on and im told i would be reimburse once I got the bill.Just send it to them. Why now they wanna backtrack and say it's my responsibility to pay the gas bill even though the date shows before I was even in the house. I found out there was a gas leak as leak yay. The ring camera doesn't work took til march for them to come in fix even though its part of the smart home. In electrical socket didn't work/ doesn't have a ground wire.Then coming home and my 85 internet is cut off cause a bill has been paid even though I paid rent on time. Like I have been having more issues than one should.I've only been in the place little over a month. And the lack of communication...may the apartments are better...But I probably won't be renewing my lease with them

My bedroom smells like sewage; I implore you, STAY AWAY! So far I’ve been at this residence less than a month and these are my experiences. I’ll be happy to update the post and even change my review rating based upon the handling of the following situations. To start, it has been beyond difficult to reach anyone, specifically the leasing agent throughout the entire experience. Typically I will have to call and email the agent, call the main office to let them know I’m trying to contact someone and request a follow up on whatever it may be, and then I will get a call back about a day later. I tried to find out if the smart home/air filter delivery was optional ($40/month) based on the wording of an email we received. It took over a week to finally get an answer, and by that time it was two days before our lease was supposed to start. Then we tried to get the actual lease. The first they sent over had incorrect names. I believe this was a day before our lease started. Then after multiple conversations we received our lease around 3:30PM the day our lease started. During our tour of the house, a representative told me there was no gas for the house. Relying on that, I didn’t set gas service up. Yet in fact, the water heater is gas. Great, so I set up the service to find out the water heater is not igniting. It’s now 12 days into this house and we still have NO HOT WATER. Now for the best part, there is sewage backing up into our shower and toilet in the master bathroom. Luckily water is also leaking out onto the bathroom floor. We submitted work orders immediately and have now waited at least five days and still no plumber. Hence, my bedroom smells like sewage. Of course that’s not all, my master sink is leaking, and destroyed my electric shaver. I can’t shave, shower, or use the toilet in my master. I’m questioning how they validated this house was livable. Starting off I thought the cockroach infestation in the kitchen was our biggest concern, but it turns out I was sorely wrong. Which by the way, the leasing agent told us they would cover an exterminator, since there was an obvious infestation. I was told I would hear within the first week from an exterminator to schedule an appointment. I have yet to hear or see anything on that. I feel completely stuck at this point. The lack of communication, urgency, and follow up is genuinely flabbergasting. Even if the house is literally perfect, I would implore you to avoid conducting business with this company based on their handling of every situation listed above. I understand our current situation, with labor shortages and having untrained workforce’s. However, I would disagree that’s a valid excuse for this company. It’s seems as though the structure is not present to allow this company to properly handle their business as advertised. Update: So after emailing my review to the "Social" team, it seems like they tried to expedite the work order for our water heater and plumbing issues (sewage backing up/pooling up in shower and toilet). However, no one contacted us and they took it upon themselves to schedule a plumber to come on Thursday, the day of. They called at 2:30PM to say a plumber was coming to our house between 2-8PM. Then we receive a call at 4PM that the plumber was on site. Again, this was Thursday and my partner and I were both at work, unable to let the plumber inside. Again, this further proves the point of their abysmal communication practices. It took us close to an hour just to get the appointments rescheduled to a time where we would be home. Additionally, I was told on Thursday, by the "Social" team, that someone would be in touch with me by Friday to discuss our entire predicament. I've yet to hear from someone as of Saturday morning. Update: Saturday the plumbers showed up. They had to replace our water heater as it was broken. How does a company lease a home without a functioning water heater as advertised?

She maintained a positive and professional attitude throughout the entire process and went above and beyond to help me gather the necessary documents for approval. I was approved just two days before my move-in date, and Courtnie ensured I had my lease and everything needed to move in on time. She even took personal time outside of normal work hours to make sure I was supported and that the process went smoothly. Courtnie is genuinely one of the best people I have ever worked with. Her dedication, responsiveness, and willingness to go the extra mile made a stressful situation much easier. Wow! So far, my experience with Invitation Homes has been wonderful. I had the pleasure of working with Courtnie, a leasing specialist, and she truly made the entire process — from the initial home visit to move-in — seamless and enjoyable. She was incredibly knowledgeable and took the time to answer all of my questions (and I had quite a few!). She consistently followed up, returned my calls promptly, and showed so much patience and care toward me and my family. Even after we moved in, she checked in to make sure we had everything we needed, which meant a lot. I’d also like to add that during the application process, I interacted with several other departments, and everyone I spoke with was kind, professional, and eager to help. So far, my experience has been great, and I truly appreciate the level of service we’ve received.

Tangela McElroy was very nice, detailed, and professional. Ever since I moved in, I have been having repairs back to back. It was really frustrating especially having strangers come in and out of your house. At some point I just told myself I was not going to bother anymore, because it was looking like I just wanted to be calling maintenance at random. But the issues were not getting any better, and am the kind of person that needs things done properly. I don’t believe in waiting for it to crash before fixing. When I see something wrong, I fix it before it gets out of hand. It was just a joy to see someone that thinks the same way! I told Tangela all the issues and how it hasn’t been resolved and she was like “Don’t worry we are going to fix it” And she was on it! Making calls reaching out to whoever, needs to get the job done. Home was a lemon. Soon after moving in found that the drain pan was moved from below the ac unit causing a huge section of the ceiling to have to be replaced. Then a few months later the waterline behind the toilet busted. The problem is that once missing (due to water damage) half the kitchen walls and cabinets and ceiling as well as all the bathroom floor and cabinets were removed it took 8 months for them to decide to fix it. No communication from the office on an eta of repair no accommodations and no rent reductions. Steer clear of this company Edit: fixed 3 months before I moved out. Total wait was almost 10 months but not to what it was. Still missing cabinets, padding below carpet, baseboards, backsplash and doorframes. And no a representative never contacted me like their comment said would. Edit 2: issues remained unresolved and my lease is up. I’ve moved out already however now I am being charged for all the repairs under “beyond normal use”. They have taken the deposit of course and are now stating another 1400 in cleaning and repairs fee.

I am in the process of renting a property in Manvel, Texas. I'm suppose to move in on June 6 but the tents have just moved out last weekend. My moving in person was suppose to call me today to confirm the date. She has not. I have called her and talked to the customer service people. They said they would have someone call. However, since the Holiday is Monday I will not here from anyone until Tuesday. This is crazy. My current lease is up on the 6th. I have already paid this company $500.00 to hold the house but I can't get Heidi to call me back. Everything is up in the air so my holiday will be stressful. because my mover or on hold and every other thing that needs to happen all because this woman does not communicate. Mind you this is not the first time after I was approved. She told me I had until end of day on a certain day to pay the 500.00 told the house. I called her 5 time because the website would not allow me to reset my password. she never called back. They closed my application and put the house back in the market. When she finally got back to me they opened my app again so I could pay the money I'm scared this has been a big mistake. Heidi has proven at least she is unprofessional. An the company does not seem to do any thing to reach out to me. It may have cost me my money. Money that I had to save to move and can not replace. so please renter's beware. If any one has a contact with this company that actually cares about doing a good job. Please let me know who I can talk to because Heidi sucks and need to be replaced or written up. something. They would have fired me for doing a horrible customer service at my company.

I have recently moved into a house managed by Invitation Homes and it has been terrible from the very beginning. There is no point of contact that you can talk to for ongoing issues, there is no pro-rating of rent for the date you actually move into the house. They are not responsive to maintenance issues, issues involving insulation when its cold or an awareness of an infestation, or issues that need to be fixed. I have only lived in a house since December and in that time have had several issues and complaints. I have only been with Invitation Homes 3 months and every bill has had NEW fees. Not to mention I somehow have a electricity bill due with them and I've had my service in my name since moving in.... I'm waiting for response on that. I've had two different one time fees for 9.95 and 25.00 for 3 months in a row... waiting for response on that. I have put in 2 maintenance requests and let's just say my issue was not resolved...I chose to go to Home Depot to properly repair the issues I had. And will Most likely not put in another request unless its a emergency. Hopefully I have no issues for the next 9 months! Will keep you posted! Well its been over a month since this post No actual person ever reached out to me but I was sent a survey on how my experience is going lol. Well to give new update I have this to say...I Would Not recommend this company Invitation Homes unless u enjoy hidden fees, water bill goes up every month with charge back fees this month was $177. Only been with this company about 4 month Every month there has been some extra charge. When u call they cant see anything on there end so they say...we'll give u a call back....welll I've been waiting.. But I'm sure there gonna want the money while I wait!!

Invitation Homes DOES NOT CARE ABOUT THEIR TENANTS!! The entire HVAC system at my rental has been out of order for several days. After speaking with the crew they subcontracted, turns out Invitation Homes is withholding approval for them to complete the job (because they don’t want to pay for weekend labor!!). It doesn’t matter if your rental property has a humidity greater than 75%, or if you are left with no heater in January and your house drops below 60 degrees. In either case, this TERRIBLE management company will use YOUR pain and suffering to save THEM money!!

Our neighbor are renters nice people that’s not my issue. Invitation homes own the property. Well if you’re going to own a property keep up with the maintenance ! My issue is in the past I’ve contacted knvitation home so many times! They don’t document your calls like they say they NEVER EVER RETURN YOUR CALLS!!!!!!!!!!! I am so mad ! The neighbors front trees need to be cut down or trimmed all the way down! One is leaning ! It cracked our driveway from their roots. A huge branch fell on our property more than once one almost hit me when I was leaving ! And I reported this yet nothing. The backyard trees a couple need to be removed it towering over our garage we already paid to have it trimmed we can’t keep affording to do this! It’s not our issue ! Yet invitation home will not respond to me! The trees need to be removed! Or completely trimmed extremely low this is ridiculous! If anything happens or hurts my property it will not be good ! PLEASE CUT THE DANG TREES DOWN!!!!!

I just moved out of the property we were in for about 2 years. The first year we had sewage back up into the house. It got all over the bathrooms, garage and carpet in the bed room. It took a full month for the maintenance to resolve the issue. I had to juggle my two toddlers between hotels and their grandparents house. Invitation homes didn’t prorate our rent even with the house not being livable. 1 year later, the plumbing clogs just as we prepare to move out. They tell me that the sewage pump failed. Now that my family has moved out, I get an email for the bill for the repair for $782.77! Like are you kidding me. I’ve had so much patients with this management company. The fact that this house has always had plumbing issues and bill me for the pump that failed. Whatever you do, do not move into any property under invitation homes. Oh and don’t expect your deposit back. They will charge for every wear and tear to anything in the house. The carpet being destroyed from sewage, they took that out of our deposit among many other things. So now we owe them.

We have been without heat for over four days. I have two small children in the home and no one has bothered to come and fix the heating unit and a work order has been submitted over 5 days ago. This is not the first nor only issue we have had with Invitation Homes since we moved in almost two years ago. This has gone beyond the scope of living comfortably. I will be making a report to the City Inspector regarding this matter. Maintenance nor Invitation Homes are responding to the work order that has been submitted.

I made the ultimate mistake of renewing my lease with these people. When I moved in, I had to clean the house myself, there was mold in my garage and in my daughters room and all they did was spray paint the mold in the garage with primer. When the drywall in my bathroom needed to be fixed because the critters from outside were coming in, that took 3 different sporadic days for them to come and the technician had the nerve to take a dump in my master bathroom! Now my dishwasher hasn’t worked in months, I put in an order for that 2/3x already and received a text saying the issue has been fixed meanwhile NOBODY has fixed anything. They just added internet fees on to the rent and that’s annoying because who said I wanted AT&T anyway?! My rent has a new service charge of $82 when it was $9.95 for over a year and they can’t even give me a valid explanation, they actually sent me an email showing me the SEWER fee of $82 and even highlighted it but the service charge right above it says $9.95. I should’ve known there was an issue with these people when I get the mail and it has about 15 different people still getting mail. From reading the reviews, the company responds with an apology for the inconvenience and an email for you to send your issues to but I’m sure we’ve all done that before getting to this point.

This may be the worst company I have ever dealt with. Wish I could give them no stars. Beware of them. They have had several lawsuits and had to pay out lots of money because they violate renters rights. currently in the process of filing in court on them. I would highly recommend that you stay away from this company. I have watched them over the last 4 months treat my daughter and her children like they do not matter. disregarding and cancelling service order. Allowing tenants to pay enormous water bills due to a leak they would not fix and now they will not reimburse the renter because they feel like they have paid out enough. 4 months of water bills over 500 dollars for a single mother on maternity leave. They do not care. Worst company employees that will hang up on you when you ask to speak with a manager. Spoke with Lisa who was going to handle it. Now Lisa refuses to speak with us on the matter. She ignores email and calls asking for clarification. this is just disgusting how they take advantage of the renters in their properties. I can not stress enough to stay away!! Beware at all cost!!!

Update 11/15/2025- if you look at the pictures at the end, the home has serious cracks, forming at the front & side of the home. We put in a work order earlier this week and the vendors that came out a few days ago told us that this is a serious issue and that we need a structural engineer to come out. The vendors sent this information to Invitation homes(this was also confirm by the maintenance team today), but today the same vendors that came out a couple days ago told us that a structural engineer needed to come out but they were sent seal up the cracks. When the vendor finished the work, we had a conversation and he told us that they are confused because they told Invitation homes that they weren’t the ones to solve this problem, and as they were sealing the cracks, they found more cracks major cracks and said the home has a foundation problem. Update 7/22/2025: bathroom fixed & mold removed. Maintenance was on time & worked the whole time to get this project done. Update 6/30/25: I attached photos of what is believed to be black mold growing in the bathroom & Invitation Homes isn’t fixing the issue. They have scheduled 5-6 workers so far to give them quotes on fixing this issue & all of them have said the same thing. I have documented this issue going back to 8/8/24 but the current work order at 5/29/25. I have contacted maintenance today and they said they will have this resolved by next week. If not, I’ll be taking further action to get professional testing to confirm black mold & will be taking further action from there. Update: This company is beyond unprofessional it’s laughable 0/10 stars. Moved into a 4000sqft home (so you know we are paying a good amount of money) Pro care nor the move in team cleaned the house to make sure it was ready. The shower had A major leak in it. The guy who did the walk through knew it was a leak and still didn’t fix it. It took four contractors and one full month to get that leak fixed. Invitation homes is quick to get the problem fixed but they aren’t listening to the contractors & the contractors are saying invitation homes aren’t telling them anything when it comes to notes for the previous work orders. For how much money we put for a downpayment & the monthly this isn’t the service that we or anybody who can afford these homes deserve. I owned office space & leased them too, The biggest thing to me is the wasted time and interrupting the paying guests. Now I work in the tax field & can’t have these random workers around when I’m dealing with a client, nor do I want to always lock all my paperwork up because I have a unknown person here. Very disruptive of anyone works from home or has their office at home. These bigger homes are also enticing because they have office space in them, but with ProCare showing up every three months or having workers here every other day that messes up the workflow and the workflow is the money. My clients don’t care about ProCare or anything like that or an appointment for that so when I have to take out of my day for a random check on the Home, which if you don’t trust me or any other resident with these homes, why would you rent to us, we know how to take care of these homes, HOA is even there as a safety net to make sure we take care of these homes but interrupting the residents & Guest for such a useless service is not OK especially when you start off the home being dirty and broken. *And I mainly mention the finances only because everybody who talks about this home, that is the first thing they say to us is “you all pay this much money and this is not OK how invitation homes treats yall” - Contracted worker for invitation homes. This was literally said to me today 10/22/2024. So it’s not just me who is disappointed with invitation homes. ———————————————————————— Edit: we are paying for smart home services but this is the furthest from a smart home. The new LG tv we bought has more smart home features for our home than the home has itself.

During fall cleanup we noticed these cracks all around the house. We took photos and immediately put in a work order. From our own research and prior knowledge we figured this to be foundation related. Well, Invitation homes sends out a vendor for sealing cracks. The first day they came out the vendor tells us it’s a foundational issue and a structural engineer needs to come out. We called and left a message for the property manager to call my husband about options we might have with this looming. They failed and called me instead and never even tried calling him. Then they send the same crack sealers to simply caulk around the house! Even the vendor was shocked. So I call maintenance and the lady lies initially saying that the vendor never said they needed to have a structural engineer and she doesn’t know why. When I asked her directly she then reads the notes and they clearly told invitation homes but invitation homes decided to go ahead and approve them to just seal the cracks and call it a job well done. I called her out on the lie and that it was not the vendor’s fault but a decision they made. Now they’ve put in another work order and keep giving us the run around about how to reach the property manager. This is not the first maintenance disaster with this company constantly choosing bandages over real repairs.

Rented a brand new home in Sept in Magnolia, Tx - turns out this was a mistake here are the red flags that allow them to put people into hazardous situations like a poorly built subdivision built by Essex homes (their first subdivision of this nature) for Invitation Homes to manage as a apartment homes. The lease- they have no obligation to maintain any working appliances you rent with your home nor a safe community ...not crime, safe like built safe i.e. gas lines/meters/electric connections/.. the matching frigidaire appliances have all been recalled but Invitation homes does nothing so you move into a giant gas leak once you try and cook breakfast. Neighbors move in and night by night the fire department will come into the neighborhood because a new gas leak is found. work order by work order you will meet all of the appliance service technicians in your area, you will also miss work to be home for these calls. These will do nothing because Invitation homes does not want to fix the problem by switching the stoves. invitation homes thinks the builder should pursue the class action and the builder likewise so as the renter you have no option but to cook outside on your barbecue or go get fast food. Then start the inspections where they maintain inventory of the broken gas leaks and refrigerator problems....every six months you get an inspection.. moved in 9/19 and still no working stove. We are being told per your lease we have no obligation to provide you with working utilities (that means the actual connection to gas/electricity- not the bill) nor a working stove or refrigerator and anything that gets lost in the process of failure is your problem (because you signed the lease that does say this). The neighborhood floods when it rains. Our yard floods because the pipes in all of the lawns around our yard are broken so every morning we get a stream and a flood of frogs and bugs playing in the flowing water. Its great. (also in your lease agreement) The regional super intendant saw this and immediately stopped to take photos- we caught him off guard when he found out that we have had work orders in for close to two months, the horrified look at us explaining the gas leaks seemed rehearsed as he insisted that someone would be in contact to get that fixed. still cooking breakfast on a bbq outside with cold feet in the morning. Thanks guy. Then the construction companies that fly through the neighborhood with trucks and trailers. It is like frogger for the kiddos, the debris that flows from the construction piles is great for tires. 2 nails so far.. Since Sept 19TH .. The construction guys are here at 7 am and will be out there till 7pm.. kinda like wind chimes but still a lot of hammers and wood. (this is also mentioned in your lease agreement) Ever want help from the "property manager" - you will not get it. they are simply onboarding specialist and do nothing but make sure the construction debris is cleared from roadways and reports fires. INVITATION HOMES IS COMPLETELY THIRD PARTY- You will never talk to anyone who could actually fix any problem in your home you rented. Do not rent from these tech scammers- they have these homes wired to monitor all data and even with their own wifi boxes that you can't use. They insist these are not monitored by the also third party company that installs these in these homes for Invitation homes. (This is also in your lease) Bottom line read your lease and just look at everything they will not maintain for you. Choose landlords not corporate slum lords.

Why are we (tenants) paying $9.95 a month for 1 a/c filter every 3 months? 1 a/c filter DOES NOT cost $30. I can get top of the line allergen defense filters in a 4 pack for $30 and change my filter monthly for what we are being forced to pay with this new filter service. I highly recommend Invitation Homes looks at this setup again and get rid of it or reduce the charge because there is no way the filter I received is worth $30! Do better. Update: I did reach out and spoke to someone in the office and was told they would look into it and call me back. Never got a call back and no one else will discuss this with me. I feel like I'm being stolen from monthly.

Do not give them your hard earned money. They will keep your deposit and try charging you for everything. They take weeks fixing things and they blame you for normal wear and tear. They gave me the home in worse conditions then I left it to them. It was very dirty and things needed to be fixed like e caulking and tile which the tile was never fixed. One time they shad to fix ceiling from the garage because it fell and took them a month to get it fixed. When they painting and everything they never covered my things in the garage and got the paint and dry wall material all over my things. They charged me for pressure washing outside of home when that it landlord’s responsibility and routine maintenance and charged me for cleaning the home when I moved out. Which is stupid because it was a lot cleaner than how they left it to me. I will leave pictures of the move in conditions and of all my things they got paint all over in the garage

DON’T get tangled up in their Mess! They don’t care about making anything right I have been leading a home from them for 3 years now , every year their is something going on with their “fees” I have been paying for renters insurance from geico & after sending them multiple emails they still keep charging their in house renters policy and adding a “admin fee” Rent is never the same amount. They charge you for everything and they don’t care to give you any refunds when you’re entitled to them. All this company does is scam people, don’t waist you time and rent from someone else or different company. They are very unprofessional!!!

I've never before heard of your company until today when I was cut off by one of your drivers. He was coming onto a main road from a stop sign on a side street & crossed lanes to get in the left lane, which I was in. As I went around him to avoid hitting him, he proceeded to flip me off. As I turned into my destination, he passed, entering the freeway, he continued his rude hand gestures with him mocking himself jacking off. I guess he forgot he was in a vehicle with your company logo on it. Invitation Homes does not have a local office and I have not had a refrigerator in over a month, the maintenance man has been here a few times as well as 3rd party refrigerator repairman, parts are needed and it could take weeks to get parts approved, ordered and scheduled for repair. I call them almost daily because I have no refrigerator. I have had to throw food out and cannot even make ice. It’s ridiculous to me that they cannot swap my fridge with one in a nearby empty home that is not rented. Their Houston office handles all of Houston, San Antonio and Austin and San Antonio has ONE maintenance guy so keep that in mind before renting from them. I know I won’t be renewing my lease.

Literally scammed me out of $2650...do NOT work with Invitation homes. my children and i will now be facing homelessness due to their carelessness. Once you look into it too they're apparently known for this behavior and have multiple lawsuits. Shannon Ruiz was absolutely zero help and a sad excuse of a "leading specialist". Very very unprofessional. she should not even be licensed. Legal action is going to be taken as they stole almost 3k from me and my 2 young children who needed that money to start over.
