After you sign the lease and receive your first bill, you will see $27 valet, $5 pest, water & sewage (varies), then $25 City of Houston Community trash. When you tour ask about both fees. Safety gets worse, daily car break ins while residents are badgered with reminders and lease violation threats. No locks or elevators work. Horrible. Focus on the quality of living. Even the hall by the office smells like dope. Keep the generated response about calling for concerns bc ppl do that already.

I’ve been here for the past 5 years, believe me when I say this new management company has done more in the last 4 months than greystar ever did in the 5 years I’ve been here. They have made many improvements and show they do care about the residents concerns. I hope they continue doing great and continue making this property what it deserves to be!

Update Jan 2026. HORRIBLE. same or worse than Greystar. New manager already. Response to my email regarding stolen package said to "email new manager". When did the last manager leave? LOL. lease is almost up... Update Nov. 2025 Getting better! New owners are making noticeable improvements to our safety and cleanliness while understanding better. I absolutely adore Lili and Terrell Update: went to the office 10/9 for my lease release. Estanfani came out and I apologized for a warranted reaction to their take over, no portal, and then random eviction letters! Once a sweet office staff member showed me their new portal, which admittedly was NOT linking properly- they had their rent in 30 minutes.

These apartments are not too terrible but they could be better. Ever since new management took over I started to see a lot of roaches in my apartment. My apartment is kept clean so that makes me assume they are not keeping up with pest control. Another thing is Willow Bridge is not honoring my lease agreement that I signed with Greystar. They are not honoring the $1,000 e-gift card that is clearly stated in my lease agreement. Gym equipment still broken too. They also charge you double in trash fees.

I moved in about a month ago. Everyone has been friendly and helped make it a great experience. There have been some issues but the management and maintenance take care of it instantly. The current management company took over in November and they have made massive strides to make it better. I can’t wait to see how they continue to better this place.

Lily has been customer friendly and most importantly very helpful. I have been at circuit since 2016 and I can already tell the added value she brought in to the platform. Circuit new management please make sure to keep her.

The property is not well-kept, quite frankly it is filthy. You will pay for amenities that you basically cannot use. For instance, the gym is in HORRIBLE condition: over half of the free weights are missing, 90% of the machines are broken. There’s no space to actually workout. The staff is average. Upon move in, please be prepared to figure out everything on your own. No welcome packet. They do not ensure that residents are able to access their buildings or just made aware of anything in general. They will not tell you access codes for building entry. If you’re lucky, you’ll run into a friendly neighborhood that will share the code. Be prepared for a scavenger hunt to find simple things like the mailroom. Idk, but I think that’s just something you’d mention upon move in. Also, make sure you see your EXACT unit prior to move in. They will lie and say anything to get the units leased. For months, I would come by to see the unit I was interested in leasing, and they would always tell me it was occupied but would show me a unit that was the “exact” floor plan of the one I planned to lease. Needless to say, move in day I was unpleasantly surprised and caught off guard by the smaller unit I was given. They also have an extreme pest problem! Quite literally, it is roach infested. One issue that could probably be easily solved by cleaning the freaking buildings. The only clean area is the first floor near the leasing office so do not be fooled.Okay, for pros: the price is great. The area is nice and convenient. Although my floor plan is smaller than I expected, it’s still pretty spacious. Lease at your own risk.

Circuit Apartment Review Very nice floor plans, modern features, and good prices. Nice location as well. Office staff is polite and helpful I probably saw and killed an average of 25 bugs per day at my apartment despite paying for pest control and keeping it clean It was difficult for me to get someone on the phone (they maybe answered me 15% of the time, and only once ever responded to a voicemail). I didn't have a mailbox key for 6 weeks upon moving in despite constant requests for help Management is constantly changing. I don't recall seeing someone work in the office for more than about 6 months The garage gate code kept changing and I never found out what it was The gym was closed for 4 months while I was paying for the facility the entire time. I understand this can happen but I was upset I couldn't use it for so long The water shuts off randomly including in the middle of me cooking things The worst part is probably the bugs, it was the most infested place I've ever lived

I submitted my application and paperwork to Circuit Apartments over a month ago and have yet to receive any response. I've followed up multiple times by email and phone with no luck. The staff, especially with initials (D.B. (male)) and female with intials (N.M.)in the office, have been extremely rude, unprofessional, and dismissive. I'm relocating from out of town and needed clarity to move in by July 1st, but their lack of communication and nasty attitude have made this process stressful and unfair. Terrible experience.

I recently visited the Circuit Apartment Complex and unfortunately had a very disappointing experience. We arrived at 10:30 AM, eager to check out the apartments, only to find that no one was available to assist us. There were two staff members present, but they seemed more interested in chatting with each other than helping potential residents. We waited for 15 minutes without any acknowledgment or assistance, which felt incredibly unprofessional. When we decided to leave, the staff didn’t even attempt to engage with us or understand why we were walking out. This lack of customer service is unacceptable, especially for a property managed by a company like Greystar, which typically has a better reputation. Additionally, the cleanliness of the complex was concerning. The hallways appeared filthy, which did not leave a good impression. Based on my experience, I would strongly advise against considering this apartment complex. There are many other options in Houston that offer better service and cleaner environments. Please take the negative reviews seriously; they seem to accurately reflect the reality of this place. If you're looking for a new home, I recommend exploring other properties.

I wouldn’t recommend moving here. I’ve been a resident for just three weeks, and I already want out of my lease because of the unprofessional staff. I live directly above the office, and in this short time, four different people have entered my apartment trying to locate a leak in their office. Recently, someone entered my apartment while I was away without notifying me. They left my place a mess, with the lights on, and once even left my door unlocked, saying they would return—but never did. When I moved in, I never received a welcome package. I had to personally ask about signing up for package deliveries, trash pickup, and even the gate code—only to find out that my assigned code doesn’t work. On top of that, my bedroom ceiling fan is broken, and there’s been a hole in my bathroom wall for over two weeks from one of the plumbers they sent. For a place that costs over $2,000 a month, you’d expect a more professional staff. To make matters worse, they’re hardly ever in the office.

New renter here so this will be deep & thorough: Found these apartments on apartments.com & decided to take a look. I was looking to move in within the next 3 weeks due to my parents selling their home. Walked in a few days later after looking on the website & satisfied with what I saw virtually. I didn’t make an appointment to tour, but the Assistant manager Casey, still let me tour the floor plan. She in fact showed me a floor plan I actually overlooked & im glad she did. My phone ended up dying during the tour so I wanted to circle back and tour again. About a week later, I came in again & the leasing agent assisted me with a tour and I was able to record. Both were very knowledgeable about the property & the floor plan. Less than 24 hours later, I applied (wanting that 1st months rent special + the $1,000 gift card. Once applying, I did have to actively check in on my application, it was only due to the influx of apps coming in, but they were patient with me & answered all of my questions. Upon move in, it was a swift process. No complications or confusion. I wasn’t able to get a key fob, but that’s due to the previous tenants not returning them. YALL, I’m obsessed with this place. The floor plan I chose is BEAUTIFUL!!! Clean, huge, and very little problems in my unit. I turned in my check list & Casey insured I will get everything fixed. So far 10/10. Parking garage has enough spaces, neighbors are nice & quiet and the view from balcony is AMAZING!!! I gave 4 stars because I’ve only been here less than a week. But no issues so far. Words of advice: These apartments are inexpensive compared to similar floor plans in the city, so expect a delay due to the influx of applications. The website is accurate, once I applied for my unit, it was off the website immediately! Hopefully in the next 30 days I receive my gift card. I’ll update this review then!

Very much regret living here. Poor security, terrible communication from the front office, frequent water outages, amenities closed for undisclosed amounts of time, stolen packages, bugs, and everyone I've talked to that lives here has similar issues.

I can honestly say I left the office feeling so content after speaking with Demond about an issue I was having. I’m glad we have someone in the office that’s professional and customer service friendly. Thank you! I’m looking forward to more changes to come, don’t let me down Demond (haha) and thank you for the food truck!!

Moved here in 2021. Building and management was nice back then but has gone downhill fast since end of 2023. Hallways always smell like a combination of trash, weed, dog urine/poop. Elevators always broken. Trash valet service inconsistent and would leave trash rooms overflowing with trash out into the hallways for days. Roach infestations throughout the lower floors. To top it off, when we moved out, management did not even know we moved out and continued to take rent out of our accounts despite confirming our move out date through email AND in person months prior. We had 1 months rent + prorated rent + security deposit ($2000+) due back to us after move out but management dragged their feet and “lost” the refund check 3 times. They even refused to send another refund check until I threatened to SUE. Nearly 5 months later, after countless phone calls/emails we finally got our refund check. Avoid this place at all costs. It is clear they have no regard for their tenants.

I never got my vista card so I’m thinking false advertisement, the office never answers the phone, and my rent is 1585 plus water and trash which is 1600 but out of no where it’s damn near 1700$ for a one bed I’m not understanding why because I can’t get in touch with anyone you really have to go in office to be able to talk to someone. The apartment complex is nice but the office is all over the place. Heaven is a good help and nice, kind. They never have key fobs available and I never got one. That’s about it but the apt complex is nice just need better office staff !

UPDATE: I will now be contacting my lawyer seeing how it has now been past 60 days of us waiting for our visa. No call, no email, the entire office needs to be re hired This is by far the worst front office I have ever dealt with. They take no responsibility or accountability of their mistakes and on top of that they make it the residents problem. We are about 60 days into waiting for the $1,000 visa. The manager has yet to call, reach out, or even email. this office is unprofessional, and never actually in the office. My experience since living here has been a 2/10 and it’s all because of the front office.

The door handles on building two are broken!!! And code never works!!! The code is changed like every two days and no one sends an email out to let you know!!!

I called to make an appointment to tour and told the person I spoke to on the phone that I would come after work and give them a heads up to make sure they would be there. I arrived about 5:25 and the office was locked and dark. I don’t know how people are able to sign leases here if there’s no one managing the place.

Sat in the lobby 20 yes 20 MINUTES should’ve took the fact they didn’t answer the phone was ready to sign today but nobody even asked what I needed help with then helped someone who had walked in AFTER ME if u wanna live here be prepared to wait over an hour maybe they’ll notice u then . Don’t move here—they’re scammers. The hallways were dirty and smelled like urine during the tour, but they swore it wasn’t normal. We applied for an apartment, and only after they took our $265 did they tell us we didn’t qualify because we “made too much.” Then they offered us another unit, but when I asked for a video, they suddenly said it wasn’t available anymore. They’ll say anything to get your money, and once they have it, they’re done helping. Avoid this place.

Wow is all that I can say about this property. It is falling apart each day! My boyfriend can’t wait for the lease to be up so that we can move. I also found out that the one person who knew anything about fixing they let him go. Terri was the only one who would never disappoint but the rest of the staff is a joke!!! One more month and we are out of this place

DO NOT MOVE HERE!!! I moved out August 6th and provided one of the leasing agents with my forwarding address. On August 26th, i provided the regional property manager with my forwarding address as well just in case. My refund deposit was originally finalized on September 12th and I was informed that it would take 3-4 weeks to process. I called corporate and sent emails to the regional property manager just for them to tell me they sent my deposit check to my previous address which is the unit i moved out of on 08/06. I have zero access to that mailbox so how was i supposed to retrieve the check. I immediately contacted the regional property manager and informed her that i had already provided my forwarding address.On October 17 th they had to cancel the deposit check and reissue it. Hopefully its received this week or next week….hopefully. I have attached pictures of the conditions of the apartments during the time i lived here. Also, if you’re reading this and are a leasing agent from Circuit….DO NOT RESPOND ABOUT HOW TO “FIX THIS”.

Don’t move in!!! Don’t even consider this complex! My experience here has been the same along with every single other dissatisfied resident that has also put in a negative but honest review. The way things are managed here is very poor. Don’t trust the positive reviews, those are made up or from newcomers that have yet to see what goes on here. Also, the staff won’t answer the calls from their residents but will if they are from a different phone number. I called from my phone a few times today actually and no answer until I used my mom’s phone and they picked up by the second ring.

The worst service you can find, maintenance tickets takes a while to respond specially involving AC units. Officce personal treat you with sarcasm

i have lived here for years and it has slowly deteriorated into a cesspool. i wouldn’t wish this place upon my worst enemy. none of the amenities are usable. no security at all. complex is DISGUSTING. management couldn’t care less. most units are airbnb. save yourself some aggravation and DO NOT MOVE HERE!

I’ve lived at the circuit for a year now and these apartments are nasty, unkempt, and infested. In regards to how filthy the property has gotten I think management and the rude leasing agents and untrained maintenance workers are to blame. My air never works has to be fixed every other month, toilet doesn’t flush properly, dog poop everywhere, I even think a homeless person pooped in the hallway in the picture I’ll drop below and they let it sit for 2 weeks, rats, roaches, throw up in the hallways, trash build up, I’ve even seen condoms laying around. Don’t trust the reviews they are accounts made by the leasing agents and it’s all lies.

I lived here for a while. I love my apartment. It’s a Nice community and location. the community manager and leasing staff is always helpful when i need assistance. I look forward to renewing my contract with them.

Update: The company finally paid out. Yet the time and energy spent towards this was not worth it. My experience with Circuit, an apartment complex in Houston, Texas, as an apartment locator, was far from pleasant. Despite numerous attempts to contact management via phone, in-person visits, and multiple emails, I have yet to receive commissions for apartment finding services rendered. Both Greystar and Circuit management have failed to resolve this issue since August 2023, despite it now being April 2024. As someone with over three years of experience in apartment locating, I can confidently say that this has been one of the most disappointing experiences I've encountered. The lack of communication and delay in processing transactions are major areas for improvement in their customer service. Additionally, the requirement to apply for NetVendor and OpTechnology with associated fees just to receive my commissions further adds to the frustration of the situation.

Ok place to live, nice location, but new management over the last few years has the quality plummeting. There is dog poo and trash everywhere. Trash room stinks up the entire complex. Package room is just an empty room with packages scattered through out, good luck finding yours, if it isn't stolen. Also smells as packages with food are left in there for days/weeks. They even manage to screw you after you leave. Was charged for extra days after my assigned move out day and key turn in, and they have yet to give me any evidence of my agreement for those extra days. They just sent me to collections instead of providing any agreement. Highly advise to stay away from this place. Photos of just some of the trash and poo all over. *Update - They left a reply to this review months later about how the would "like to work towards a resolution" which is just a flat out lie. I tried for months when I moved out and all they did ignore my attempts and send me to collections. They fraudulently took money from me and they will do the same to you. Stay away !

i’ve been living here for over a year and it’s an absolute joke. the gym has been out for months, which is insane cus a lot of us use it for physical and mental health…and they cant get it fixed until their insurance accepts it but this a million dollar company????? the elevator has been broke for weeks… it is always something with this apartment. and i will continue to write bad reviews every week until both are fixed! because i have plenty more to write about!!! if i pay rent, i want everything working that im paying for!!!!! or give me money off my rent to reimburse me since i have to go get gym membership !!

Overall experience was great! From seeing the apartment to moving in. The apartment was beautiful and the staff were ready for us when we went to sign the lease! It was an easy overall process! I would definitely recommend Circuit!

I visited this place with my girlfriend once to see her uncle, and it was not a good experience. I was initially amazed by how nice it looked on the outside, but appearances can be deceiving. The hallways reeked of urine so badly that I couldn't stop gagging, the trash was overflowing, and the elevator was out of order, forcing us to walk to his apartment in the cold. My girlfriend's uncle is one of the cleanest people I’ve met, but the other residents here must be extremely careless, given the amount of trash and rats. Don’t believe most of the positive reviews—no amount of money would make me lie about this nasty place. This place desperately needs a serious cleaning. I'm surprised my girlfriend's uncle has managed to live in this filthy excuse for an apartment complex.

This place doesn’t deserve the one star but I had no choice, I have visited my brother here, and my experience here just as a guest was horrible. The trash in the parking garage is always overfilled, I tried using the elevator and it wasn’t working, then I helped my brother move into his new unit and we had to carry stuff through the stairs because again the elevator wasn’t working. And for the few people that have came on here in the past few hours talking about it’s a great place to live, who’s paying y’all!? lol because I could never consider this place as my home. When you have pictures showing proof of rats and trash throughout these reviews and you still believe it’s a clean environment?! Jokes on yall!

I just moved into this community. I just love it. Nice clean love the pool area. The maintenance staff is phenomenal and the manager they gave me the tour out of this world. Everybody is so nice and respectful for what I paying rent. It’s just not enough, but I’ll take it, I think I got a great deal. Thank you to all the stuff that works here. My apartment was ready to go on my move-in day had no issue. I just can’t say enough. I love it.

My experience at The circuit started off rough . I almost walked completely away from these apartments. From calling trying to schedule a tour until the day I actually came inside to speak with a leasing agent . When I first came Inside the building , the lady at the second desk sat there on the phone talking ignoring me telling me to hold on and I thought that was very rude of her as I wasn’t the only one standing there attempting to get information about becoming a resident . As I’m heading out a short lady by the name of Tori came out and stop me and the two people walking behind me . She sat us down at separate times , I can’t speak on their behalf but I can speak on mine . She answered every question I had , every concern , she was thorough and knowledgeable about everything . And the tour was amazing . I look forward to becoming a future resident . This complex need more people like Tori . If you decided to visit this property I highly recommend you schedule your tour with Tori as she’s the only one that is aesthetic about her job .

I recently toured the Circuit property and I must say, it was an exceptional experience from start to finish, largely thanks to the incredible service provided by Torey, one of the leasing agents. From the moment I walked into the leasing office, I was greeted warmly by the staff. However, as I began my tour, I noticed that some of my questions and concerns were not being fully addressed by the other employees. It was then that Torey stepped in and truly turned the experience around. Torey demonstrated an unparalleled level of professionalism and dedication. She was not only knowledgeable about the property and its amenities but also incredibly attentive to my needs and concerns. Despite the busy environment and the occasional oversight by other staff members, Torey made me feel like a priority. She took the time to thoroughly answer all my questions, providing detailed information about the apartment layouts, the community features, and the surrounding neighborhood. What stood out the most was Torey's genuine enthusiasm and passion for her job. She didn't just provide information; she shared insights that made me feel excited about the prospect of living at the Circuit. Terry the maintenance guy is great! Had a rough move in, the apartment was not ready to be moved in had quite a few issues and needed to be fixed. Terry was amazing, showed up fixed all of our issues very fast and was kind and respectful.

Great experience at Circuit apartments. The Staff was outstanding. Very clean community. The manager gave me a tour of the apartment. He was very nice and accommodating. I liked the pool and how clean it was. That was a huge plus for me. I can definitely see myself living here. 10/10 Overall.

love these apartments it’s so peaceful , my most favorite thing about these apartments is the pool area & the rooftop !! also the staff is very amazing

I’ve been living here with my two little kids and the stuff been amazing and friendly. All the staff always welcomes you with kindness and big smiles making you feel at home when you enter the lobby. Maintenance been amazing staying on top of their duties and door trash pickup saves me trips to the garbage disposal.

I love this property! When I moved in everything was ready and the pricing is amazing for the Sqft & location. The community is quiet and the security really reassuring. I admire how it has character and cool fixtures like the built in desk and wine holders.

The location has lots of potential, but severely disappointed while staying in an Airbnb at this location. To say it was horrible and unclean is truly an understatement! I’ve stayed in cheap hotels for work better than this dumpster.

On March 3,2024 , I was shown apartment #2230 by leasing consultant Kayla. The apartment was filthy the previous tenants left trash, mattresses in both bedrooms, couches and a horrible smell lingering, and roaches. This apartment should have never been shown in this condition, this shows the leasing staff are not fulfilling their duties and communicating with the maintenance staff, effectively . I was then told that the apartment would be ready by March 6, 2024. I arrived to the leasing office March 6th and spoke to David. I was told that the apartment still wasn’t ready for move in and would be ready March 9th. This was an inconvenience, as I hired a cleaner to come March 7th and had to pay an extra deposit to get her to come March 12th due to the poor communication between the staff. I arrived March 9, 2024 & David showed my friend and I the “move in ready” until We seen tons of baby roaches crawling around the apartment, David killed a few himself and promised that the issue would be fixed by an exterminator. That should’ve been my second red flag.By this time I already paid my deposit of $1870 and signed the lease, so I believed it would be fixed. I bombed the apartment using roach bait and foggers on March 10th, and had my own exterminator come out March 11th & 12th. I had my cleaners come to clean and was told that there was live roaches crawling around while they were cleaning. I have talked to the current residents and they have told me that this is an on going issue which means the building has an infestation. This is my first apartment and I am expecting my first child and refuse to raise my newborn baby in this infestation. So they agreed to terminate my lease because of the miscommunication and infestation on 3/14/2024 and refund my deposit and what I payed the cleaners and my exterminator. They said it would take two weeks to process and I still haven’t received a refund nor updates and it’s April 4,2024. Why should it take this long to receive my money for an apartment I wasn’t even able to live in !

Roach infestation. Terrible leasing agents. Pricing is good and views of the skyline are great.

So, yes I live here. Love how close I am to all the restaurants and bars...the apartments are nice spacious and allow pets. Been here almost a year. Picture is a view of the Shell stadium from my place..

Maintenance Guy “Ron” came in and knew EXACTLY what to do with my stove issue. Any time I put in a maintenance order (Very Rarely) I hope I get Ron. He the coolest and he don’t take all day to fix anything. I’m big on vibes so with him having to come in and fix anything I appreciate his positive and expertise!! Keep Him here

Whoever hired Mr. David should definitely get a raise! Mr. David was very professional, informative and extremely knowledgeable with the units he was showing. He also went above and beyond and showed additional units. If I was not interested in these apartments before touring, Mr. David made sure I was sold. Great Job! Keep up the good work.

The circuit apartments are a beautiful place to call home, I love the convenience of the location and the leasing office is very diligent with requests and concerns. David in the leasing office helped me with every step of my move in process and I’ve been highly satisfied ever since! Highly recommend living here.

I am new to the area and was recommended The Circuit. I had the pleasure of being assisted by Jordan. Jordan was able to provide me with a lot of information to help me on my journey of apartment hunting. I enjoyed my tour. The apartments are beautiful and a nice size.

My experience with The circuit Apartments was a disaster! I applied for an apartment and was told I was approved and accepted into the community with a moving date and tasks to complete prior to move. All items were completed and the day of my move in I contacted the complex to confirm everything to be told I can’t move in. This is very unprofessional as I received a welcome letter and wasn’t notified of not being able to move until the day of. The circuit was unprofessional, and communication was lacking. Please don’t waste your money here

I love living here. I have the perfect view on my balcony for the fireworks from the soccer stadium, Minute Maid Park and Discovery Green. I have never had an issue that was unresolved. Thank you Ms. Dayami for being such a pleasure to speak with. You are so professional and kind!!! The maintenance staff are so helpful and kind. Thanks guys!!!
