This review is primarily for Bree, who showed me the property. She was friendly, knowledgeable, and she genuinely cared about the community. It was clear that this wasn’t just a job for her; she actually lives on the property, which really showed in how thoughtfully and honestly she answered my questions. Although I ultimately chose a different development because I was able to secure a corner unit with a water view, I seriously considered Cayman largely because of Bree. Her professionalism and enthusiasm made the experience a positive one from start to finish.

Dani did an excellent job guiding us through the apartments at The Cayman in Las Colinas. She showed us four different units and also took the time to explain and show us the mailbox area, gym, pool, court yard and trash room. She was very resourceful, helpful, and patient throughout the entire tour. Dani answered all of our questions clearly and made the whole experience smooth and pleasant. We really appreciated her professionalism and guidance.

I moved in a little less than 1 year ago and while there were many apartment complexes to choose from Cayman Las Colinas by far exceeds them. From the moment I moved in Madacen and her team made it a quick and seamless move. The few times I have made maintenance requests they were taken care of as quickly as possible and I was given updates if there was a delay for whatever reason. The common areas and grounds are always very clean. Everyone who works here are extremely helpful, friendly and professional. From holding events so we can get to know our neighbors to keeping us up to date on what’s going on in the area I couldn’t ask for a better place to live or management team to keep me informed.

I’ve lived here for less than a year, and during that time, I’ve submitted numerous maintenance requests — many of which were either ignored or closed without any actual repairs. When I first moved in, I noticed water damage on the floor and a large cut in the drywall in the laundry area. I was told the floors weren’t damaged — just dirty — which turned out to be completely false. Since then, my apartment has flooded multiple times, totaling six days of active flooding, followed by weeks of inaction. After each incident, no repairs were made for extended periods. To make matters worse, I paid extra for a unit with a yard for my pet, but I’ve never been able to use it because the gates don’t latch. Other parts of the building that weren’t shown during my tour are in poor condition, with visible mold, mildew, and general disrepair. The promised e-sports area has been “coming soon” since at least four months before I moved in last July. The most serious issue occurred when my apartment began flooding due to leaks from my upstairs neighbors’ washing machines — all three of them — on a Friday. Initially, someone came to dry the area, but no real repairs were made. Worse, no one informed the neighbors to stop using their appliances, so the flooding continued, damaging other units as well. I called management in a panic on Saturday, only to be told to stop calling. It wasn’t until five days later that the leaking pipe was finally fixed — but the wall they cut into, the damaged flooring, baseboards, and carpet were left untouched. I was originally told that the damaged carpet wouldn’t be replaced at all. Then, out of nowhere, I was told with less than 24 hours’ notice that I needed to move everything out of my bedroom and closet so the carpet could be replaced. The second time flooding occurred, water was shut off to all unit washers for over a week. When I asked when repairs would be completed, I was told, “Oh, we just can’t say for sure.” When plumbers finally showed up, they couldn’t access my unit because my back door wouldn’t unlock — something I’ve submitted at least four tickets to fix since moving in. Every one of those tickets was closed without any work being done. In short, this has been an extremely frustrating and disappointing experience. The lack of maintenance, communication, and accountability is unacceptable. I cannot recommend living here. IMPORTANT Additional notes: This morning on leaving my apartment I noticed my lock displaying a different colored notification than normal. Knowing that historically maintenance has never take concerns about this lock seriously I did some research to see if maybe I needed to change the batteries or something on the lock and ended up getting in touch with one of the few remaining retailers who stock this lock. They informed me that not only has this lock been out of production since 2018 (due to security concerns) but also because of the software deficiencies with the lock if I wanted the lock on my door replaced the community would have to adopt an entirely new management software, which very much explains why the lock has not been replaced previously. Second Update: I am currently in the process of moving out of this apartment and twice now maintenance has entered this unit while my belongings are still there (once to reactivate a smoke detector I was advised by the fire department to have replaced and once in install what appears to be a security system) without notifying me and both times have left doors unlocked.
