LOCATION LOCATION LOCATION!!! Older apartment complex located downtown SAN MARCOS, walkable distance from the square, HEB and various restaurants and shopping. The complex has a parking garage with level access to your apartment which makes it convenient when moving or bringing in groceries, etc. The building is a bit old and in need of updates and repairs. However, when my daughter has submitted a work order maintenance quickly handles it.

The school purchased building and have made significant improvements. The staff ARE the construction workers and cleaning crews of whom have made great strides in the beautification of this historic building that was once a church and still holds a positive energy to it.

The cleaning & repair crew are so kind and helpful but that is the extent. Since txst bought it out they would randomly send men into our apartment without any notice; they would be given a key in and we would have no idea till the door would unlock and open. We also lost power at least twice a months and the elevator was broken for over three months. Avoid if you can!

The only reason why this apartment complex has a 3.6 star rating is because of the staff. Otherwise, don't live here. It's only been a couple of months since I moved in, but Sanctuary Lofts is disgusting. Due to the school purchasing the complex after I signed my lease, I've had to deal with crazy issues. When I first moved in, the apartment was disgusting, the air conditioning was broken, the dishwasher was broken, the washing machine was dirty and moldy, dead bugs on every single surface in the unoccupied rooms, the walls were literally brown with GRIME, and don't even get me started on the bathrooms. there was old FOOD from previous residents literally everywhere. The couches literally fell apart when you sat down. It was very depressing, honestly. The hallways also smell and the carpet is ruined, the garage is horrible and despite me having a pass through my lease I still get parking tickets!!! Literally the windows are the only cool thing here. Just save your mental health and don't live here. :)

I just moved my niece into an apartment in building 1, second floor. The hallway on the entire second floor is riddle and saturated with urine stains. It smells worse than a zoo or an animal shelter of human/animal urine. It is absolutely a health hazard as the students are tracking all that bacteria into their individual apartments. The smell permeates our clothes and purses. Residents should be advised against placing grocery bags on the carpet. It needs to be replaced, not just cleaned immediately.
