Highland Apartments

I’ve been living at Highland for a while now, and overall it has its ups and downs. The location is convenient, close to stores and public transit, and the grounds are usually kept clean. The maintenance team is responsive when you put in a request, though sometimes it takes a couple of follow-ups to get things fully fixed. The apartments themselves are fairly spacious and modern, but soundproofing could definitely be better—you can hear neighbors at times. Rent is on the higher side, but that’s common for the area. If you’re looking for convenience and decent amenities, it’s a solid choice, but it may not be perfect if you’re sensitive to noise or budget-conscious.

I found myself needing an apartment for my move from the Austin area back to Waco. I haven't lived in an apartment since 1990. While I'm selling in the Austin area, I decided to rent an apartment in Waco while I decide which area of town I want to purchase in. The Highlands is perfect. The property is clean and well maintained, staff is friendly and helpful. My balcony overlooks a wooded area and I am pleasantly surprised not to have noisy or loud neighbors. Everyone is very friendly and interactive. I highly recommend The Highlands.

I love it here I live in a 2 bedroom 2 bath and have had no problems. Maintenance staff is amazing as well I called to repair a door and it took him maybe an hour to get to us. The highland apartments does an amazing job at keeping the community safe.

As a college student looking for my first apartment close to campus, I had initial hopes for this complex. However, after a few months, I cannot recommend it. The advertised '24-hour surveillance' appears to be misleading; when my roommate's car was damaged by another resident, we were informed that cameras were unavailable at Building 9, which is concerning for resident safety. Furthermore, be aware that residents are implicitly funneled into using Spectrum internet, presumably due to a contract benefiting the complex rather than offering residents more affordable choices. With a single bedroom costing $1000 a month, the value proposition is poor given these issues. Community standards are also a concern. Marijuana smoke frequently permeates our apartment, indicating a lack of enforcement. The 'dog park' is unusable, covered in a strong odor of urine and feces, showing a clear lack of maintenance and residents failing to pick up after their pets. Even amenities like the pool are problematic, with frequent closures and glass bottles being found. Ultimately, the lack of comfort, safety, and choice makes this apartment not worth the significant monthly cost. I regret signing a 12-month lease. And even trying to get the apartment was a headache in itself.

Absolutely love my apartment and the management team ( Natalie) very understanding and when I need something done to the apartment they come right away. Good clean environment and great school district for your kids but most important great Communication. I haven’t anticipated in any activities at the apartment due to my work schedule but I love the idea it’s something that always going on. If I had to pick some apartments it would be definitely be these.
